Periodic Roof Maintenance Key to Preventing Leaky Roofs
As the crowning component of one’s home or business, the roof serves to protect all of the other building elements underneath. But any compromise to the integrity of that roof represents a serious threat to the entire building, as well as any possessions within. Even the smallest problem stemming from a damaged or otherwise compromised roof can cause significant damage if not tended to in a timely fashion.
Water intrusion from an unnoticed leak can eventually damage ceilings, trim, insulation, drywall, paint, and framing. In short, everything the intruding water touches is put at risk, including the electrical system’s wiring, which could face a water-induced short that leads to fire. Water intrusion can also lead to rapid mold and mildew growth, especially in the humid climate of southwest Florida. Additionally, damaged roofing material provides a potential opening for pest infestations, such as from termites, which, if left untreated, can cause significant damage as well.
What to Look For When Inspecting Your Building’s Roof
Regular inspection of your residential or commercial roof can identify potential problems before extensive damage to your building sets in. At a minimum, a roof inspection should consider the following:
- Any loose, missing, broken or otherwise damaged tiles or shingles, especially those on or near valleys, troughs, flashing, ridges and chimney crickets.
- All flashing and related sealants around chimneys, skylights, plumbing vents and cabling. Not only should the flashing itself be in good condition, but any sealants or gaskets should be checked for damage or age-related deterioration. Roof-to-wall transition areas, such as found with dormers, should also be closely inspected.
- All drip edges should be checked to make sure they are moving water away from the fascia, and that there are no gaps between the roof deck and fascia board.
- Gutters need to be cleansed of debris, properly sloped and tightly fastened.
